Central Living Düsseldorf

The excavator is in operation – it is starting in the Düssel-Terrassen! Nesseler has begun the construction work on the first construction site at Schlüterstraße 16–20 in Erkrath. Currently, the dismantling work on the existing foundation slab is underway. In parallel, earthworks for the creation of the construction pit and the foundation are already being carried out.

The construction site of the Düssel Terraces in Alt-Erkrath is making significant progress: earthworks and the ground slab are completed, and the structural work for walls, ceilings, as well as balcony and staircase prefabricated parts is in full swing. The structural work from the basement to the first floor is largely finished, and work has begun on the second floor. The scaffolding is growing in parallel. On over 6.5 hectares, an attractive urban quarter is being created at Schlüterstraße 16–20 in the first construction phase, consisting of around 800 rental and ownership apartments for all age groups and income levels.

Stronger together for sustainable living: With the establishment of a joint venture with Edge, we are realizing the first of a series of joint residential construction projects in Germany in Berlin. Under the project name SILBERlin, around 92 high-quality apartments, including 24 publicly subsidized units, as well as 1,600 m² of retail space, are being built in Berlin-Neukölln. The ESG-compliant project will be one of the most energy-efficient residential buildings in Germany and combines urban densification with a high quality of life. The building permit is expected at the turn of the year.

Next milestone reached
In beautiful spring weather, we celebrated the completion of the shell construction phase for 54 subsidized housing units at the Düssel-Terrassen-Fest with around 100 guests from politics, administration, the neighborhood, and project partners. Together with Mayor Christoph Schultz and our construction partner Nesseler Bau, we discussed the next steps. Windows and interior fittings will follow next, with the first apartments expected to be ready for occupancy in mid-2027. On-site, interested parties were able to obtain information and exchange ideas.

In the first phase, 54 subsidized apartments with 4,254 m² of rental space are being created. An additional 94 apartments and 3 commercial units have already been approved. Construction is set to begin in August, and the completion of the first phase is planned for mid-2027. Around 100 guests, including neighbors, project partners, and representatives from politics and administration, participated in the ceremonial groundbreaking on Schlüterstraße.

In Berlin-Neukölln on Silbersteinstraße, we are developing an innovative urban quarter with 92 rental apartments, including 24 publicly subsidized units, as well as a spacious commercial area, in which a modern local supplier for the quarter will move in. After intensive planning months, numerous coordination meetings, and close collaboration with great partners, we have now officially submitted the building application – an important milestone on the way to realization. Now it is time to keep our fingers crossed for a swift approval!

At the fourth ESG conference "Cologne let’s talk" in the cathedral city, Klaus Franken began by discussing urban development in the metropolises of Düsseldorf and Cologne with Cornelia Zuschke and Markus Greitemann, and how both cities can benefit from the gigantic financial package. We were allowed to present our CILG program as a best practice: "And residential construction is possible – affordable, profitable, and sustainable."

The next milestone for the CILG project Düssel-Terrassen: Today the building application for the second construction phase has been submitted and is now being reviewed by the city. Additionally, we are preparing a third construction site to also prepare a building application for it in a timely manner. Thus, we are getting one step closer to our goal of bringing about 150-200 housing units in the Düssel-Terrassen into construction realization still this year.

"Der Spiegel" has selected our activities in housing construction as one of the 100 hopeful candidates for the year 2025, as can be read in the year-end issue. Hope is one thing, turning it into success is another. That’s why we take this as motivation to continue approaching matters cooperatively and innovatively. As the successes show, we do not have to wait for external effects. We can indeed make a difference within the existing circumstances, especially if we do it together. In this sense, we look forward with hope and anticipation to a successful collaboration with our business partners in 2025.

Today we received the first building permit for a project of this CILG program. On December 19, 2024, the general contractor agreement was signed within the set budget, and on December 18, 2024, the contractual investor was bound – the first package is ready! The cooperation with the city, construction partners, and investors has worked. The building permit was reviewed and approved in just two months. The construction partner has already taken responsibility for the building application. Unnecessary trading stages were avoided, and the final investor was involved early on. This launch gives hope for the further steps in the CILG program.

"Der Spiegel" has selected our activities in housing construction as one of the 100 hopeful candidates for the year 2025, as can be read in the year-end issue. Hope is one thing, turning it into success is another. That’s why we take this as motivation to continue approaching matters cooperatively and innovatively. As the successes show, we do not have to wait for external effects. We can indeed make a difference within the existing circumstances, especially if we do it together. In this sense, we look forward with hope and anticipation to a successful collaboration with our business partners in 2025.
20.12.2024 | Erster CILG-Erfolg
Today we received the first building permit for a project of this CILG program. On December 19, 2024, the general contractor agreement was signed within the set budget, and on December 18, 2024, the contractual investor was bound – the first package is ready! The cooperation with the city, construction partners, and investors has worked. The building permit was reviewed and approved in just two months. The construction partner has already taken responsibility for the building application. Unnecessary trading stages were avoided, and the final investor was involved early on. This launch gives hope for the further steps in the CILG program.
